ESI: Fire Safety
Fire Safety Support for Developers, Landlords & Property Managers
ESI: Fire Safety – Berkshire Fire Safety provides professional fire safety services for developers, landlords, managing agents and property professionals across Berkshire and the surrounding regions.
Under the Regulatory Reform (Fire Safety) Order 2005 (RRO), duty holders are legally responsible for identifying fire risks, protecting occupants, and ensuring fire safety measures are suitable, maintained and effective throughout the life of a building. This is particularly critical in multi-occupancy, mixed-use and managed properties.
We deliver competent Fire Risk Assessments (FRA) that go beyond compliance paperwork, assessing building layout, means of escape, compartmentation, fire doors, detection and warning systems, emergency lighting and management arrangements. Our assessments clearly identify legal responsibilities, prioritise remedial actions, and are suitable for review by enforcing authorities.
We also carry out fire door inspections, helping duty holders meet their obligations to ensure fire doors are correctly installed, inspected and maintained. Inspections cover door condition, seals, self-closers, gaps, signage and ongoing maintenance requirements, with clear reporting for asset management and remedial planning.
Beyond assessment, we support the implementation and ongoing management of fire safety measures, including:
-
Fire alarm design, installation, commissioning and servicing
-
Emergency lighting risk assessments, testing and maintenance
-
Fire extinguisher supply, installation and servicing
-
Practical advice to support building management and compliance records
We understand the pressures faced by property professionals and provide clear, defensible documentation, practical advice and planned maintenance support to reduce risk, support compliance and protect occupants.
Our work is underpinned by professional standards and continuous development. We are members of the Institute of Fire Safety Managers (IFSM), the Fire Protection Association (FPA) and the UK Fire Association.
